You sign up through the website or just come by the walk-in clinic. After registration we will give you free advice on the course to follow. Below are the most important topics

You can also check your rent yourself. You can do this by following this link (rent check) If you cannot find the answer or think you are paying too much, we will be happy to help you.

  1. Register on our website and clearly state your contact details and question. Upload your rental contract. Note: After registration you will receive a confirmation of receipt (check your spam box).
  2. If we think you're paying too much, one of our employees will visit you to do a score/check. We will measure your house and see what facilities are available.
  3. On this basis, we will make a recommendation. If you pay too much, we will contact your landlord to come to an arrangement or we will start a procedure with the Rent Commission (Huurcommissie) on your behalf.
  4. During the proceedings, the Huurcommissie will send an investigator to inspect your accommodation. On the basis of that inspection, the Huurcommissie makes a ruling. Sometimes, you as a tenant will get the overpaid rent back retroactively. In other cases, the reduction takes effect from the time the proceedings are filed, but you don't get any money back from the months before. Sometimes it is better if we come to a settlement with you and your landlord. Without initiating proceedings, we then make mutual agreements on a possible reduction or refund of costs.

Service costs

Service Costs

As a tenant, you must receive a service charge statement from your landlord after each calendar year. This shows how much gas, water and electricity you actually used. If you have paid too much, you will get a refund. If you have not received a (correct) statement, or if your advance payment for service charges (the amount you pay monthly for gas, water and electricity) is much higher than what you actually use, we can solve this for you.

1. Sign up on our website, clearly stating your contact information. Upload your rental contract and your annual statement(s), if you have received them. You can always send the annual statement by e-mail later.
2. Did you not receive a statement, or are you paying too much? Then we will contact your landlord together with you, or start a procedure with the Rent Commission on your behalf. You can initiate proceedings up to 2.5 years after the date of the statement. For example: a procedure for the service costs for 2020 can be filed until June 30, 2023.
3. During the proceedings, the Huurcommissie will rule and determine the correct annual statement, or determine what the monthly advance payment should be.
4. Or we come to a solution (settlement) together with you and your landlord. You as a tenant will be compensated by the landlord for the overpaid costs, or the advance service charge will be adjusted.

Maintenance

Your landlord is required by law to maintain your property properly. If this does not happen, or not on time, you may be entitled to a temporary rent reduction.

  1. Report via the website when your landlord does not adequately resolve major defects. Clearly state your contact information.
  2. We will contact you. If we suspect that your landlord is indeed not doing enough to resolve defects, we will visit you.
  3. Based on the home visit, we will come with an advice. Together, we will discuss the situation with your landlord, or initiate proceedings with the Huurcommissie on your behalf. We always try to have the defects repaired as quickly as possible.
  4. In cases of overdue maintenance, the Huurcommissie can order a rent reduction until the problems are fixed.
